Course Description

This course covers the rules which currently apply. To assist you and your clients with tax planning for 2025 and going forward, at the end of this course is a brief summary of how the One Big Beautiful Bill (OBBB) Act of 2025 impacts the taxation of gains under sections 1245, 1250, and 1031. Although the OBBB leaves the rules for section 1245, 1250, and 1031 gains unchanged, there are a few issues from the bill to keep in mind.After completing this course, you will be able to:

  1. Identify transactions which fall under Sections 1245, 1250, and 1031
  2. Calculate the gains from these transactions
  3. Calculate the basis of any property acquired in a Section 1031 transaction
  4. Understand the timing requirements for a valid Section 1031 transaction
  5. Understand how to calculate Section 1231 gains where applicable
